How to Choose a Builder

Ten Questions to ask your builder

  1. Do you have ten or more years of homebuilding experience?
  2. Do you offer design services to modify plans or create new plans?
  3. Are you a licensed residential contractor in the state of Georgia?
  4. Can you provide written references including home owners, trade contractors, and material suppliers?
  5. Do you maintain appropriate insurance coverage (builder’s risk, general liability, worker’s compensation)?
  6. Do you build to performance standards as set forth by the Greater Atlanta Homebuilder’s association or equivalent?
  7. Do you offer a limited warranty?
  8. Is your main source of income from construction?
  9. Do you offer mandatory binding arbitration?
  10. Do you allow home inspections?
  11. Do you provide satisfaction surveys?

Ask for references

Here are some questions to ask the references:

  • Did the project run smoothly?
  • Did the job finish on schedule?
  • Was the builder helpful in solving problems?
  • Did he/she make helpful suggestions or bring up new ideas?
  • Have you had any major problems since moving in that have not been resolved?

Ask how often the builder is on the job site

Russell tries to be on the job site 5 days a week.  However, meetings and paper work may not make this possible every week.  He does not believe his job as a builder is to just schedule the job, but also to get out of his truck and walk the job to make sure everything is being done in a satisfactory manner for both himself and client.

Ask to see houses under construction

Here are some things to look for:

  • Look for signs of leaks
  • Check that the walls are straight
  • Check the quality of finish of sheetrock and paint
  • Test the windows and doors
  • Check the countertops are level

Although no house is 100% perfect throughout the construction process, the above is a list of things to look at for getting an idea of the overall quality of the home being constructed.  The true test is the finished product and quality of service provided.
